Residential and Equestrian Agency
As a firm of Chartered Surveyors we are strictly regulated by the Royal Institution of Chartered Surveyors (RICS). Regulation is not compulsory and there are many agents operating whom may not even be members of any professional body.
Armitstead Barnett are of course particularly well-known for their work in the Residential and Equestrian sector for successful marketing of a variety of property types and over a value range up to £5,000,000 and throughout the North-west of England.
We always consider all methods of marketing for each property appraisal. These are Private Treaty, Tender and of course Public Auction.

No two Armitstead Barnett marketing campaigns are alike due to the process being entirely tailored to the individual property rather than using a standard product that is unlikely to be suitable. A few of our techniques are detailed below.
Feedback and Personal Service – We aim as a firm to provide clients in the property marketing sector with a very high level of service and as such feedback forms an integral part of this. Once we are able to gain an opinion as to the thoughts of the individuals that have viewed or inspected the subject property then we will be able to tailor our marketing accordingly. This feedback forms true market evidence.
Unlike the majority of agents we also follow-up and pursue the sale once agreed. An agreement is only the halfway point in the successful sale process. For that reason we keep reserve purchasers and details of interested parties wherever possible in case the sale falls through.
Mailing List – We have worked over several years to ensure that our mailing list is one of our truly useful tools. We do feel that we attract a wide range of respective purchasers to ourselves as selling agents. We are also in regular contact with many cash purchasers within the market place and endeavour to spread the word about the subject property as far as possible.
Sales Particulars – We can produce either bespoke sales particulars via our digital print contractors or more detailed in-house brochures to and exceptional standard due to our investment in technology.
Floor plans - We are able to quickly and effectively show the layout of a property via floorplans. These act as a useful tool to prospective purchasers.
For Sale Board – Alongside our well recognised Sale boards we usually like to utilise a descriptive slip to ensure that the enquiries that we receive from this important marketing tool are filtered, meaning that interested parties are able to see exactly what is available at the subject property.
Advertising – As we market properties on a national, regional and local basis we use a variety of National publications including Farmers Guardian, Farmers Weekly, The Times, Telegraph, Lancashire Life, Cheshire Life, Lake District & Cumbria Life, Daltons Weekly, Horse & Hound, Racing Post and Horse Deals, along with whichever regional and local publications that may be decided upon to truly tailor the marketing.
Internet Display – Our own website currently receives a large number of visits from both regular repeat visitors and new unique visitors from throughout the UK and even around the globe. In addition we make use of national and well followed sites for your property, these would include the following:
Armitstead Barnett, rightmove, vebra, plotfinder and farmsearch
Window Display – We display properties at our offices utilising our high quality window displays.
Property Editorial – We are in regular contact with many publications and are often able to secure property editorial.
Virtual Tours – For certain properties, we do recommend the use of a virtual tour, however this is very much decided on a property-by-property basis.
Viewing Days – For certain properties (eg those progressing to Public Auction) it is important that as many prospective purchasers are placed together within a short period of time to create a certain feeling of competition. If we also expect there to be a relatively high number of viewers we often recommend set viewing days are utilised.
Professional Sports Club List – For certain properties it is important to contact the professional football and rugby league clubs within the area and we would carry this out through our personal contacts as a matter of course.
Home Information Packs: As of June 2007 Home Information Packs will be mandatory. We are currently trialing these throughout our region. For further detail click HERE
