Developers mailing list – We have for some time maintained a very successful developers mailing list which contains in excess of 300 individual parties ranging from individuals wishing to purchase a single building plot or barn conversion through to large scale PLC companies including the largest developer in the UK, which successfully allows us to mail shot and keep in touch with these parties in order to promote our clients properties.

We also make use of all our other Marketing Techniques

Our work within the development sector is not confined to the niche rural market. We have advised many client types from private individuals through to large companies and public bodies in respect of their development opportunities.

We are able to become involved as early as being employed to identify development opportunities and then begin the process of adding value to the property to allow the eventual disposal of the non-core asset so that the individual vendor will be able to successfully create an increase to capital realisation and at the same time we are able to advise, along with your legal representatives, as to the protection of any retained assets.

We deal with a large variety of development opportunities and these include the following: -

Building Plots – Although very rare assets we are finding that we are the auctioneers and agents of choice for property with planning consent for a single dwelling. These nowadays take the guise of a particularly unattractive or rundown existing residence that could be re-built and potentially increased in size. The specifications of the plot and location are all important with these very rare assets. Our individual auction technique for properties such as this allows a true fuss to be made of the individual property without it being lost among the myriad over the lots that are often found with collective sales. We do of course hold collective auction sales, but they may not always suit individual and raw assets such as single building plots.

Barn Conversions – We market a variety of barn conversion types from individual barns for one dwelling through to large-scale schemes where planning consent may have been granted for anything up to twenty units.

Multiple Building Plots – We have successfully marketed sites with planning for between one and thirty units. Anything in excess of this tends to be done relatively privately through our list of contacts….


Commercial Development Opportunities –

Equestrian Development Opportunities – We have successfully advised land owners in respect of gaining planning consent for the replacement of existing rundown buildings or equestrian facilities and the consent therefore to create a new equestrian facility. The property may then either be constructed or sold with the benefit of the planning so that equestrian users may ensure that they can construct to their own required standard.
