This 5.8 acre site is located within Cumbria on the North East side of Broughton Moor, which is a village around 2.5 miles south of Maryport.

• Sellafield – the reprocessing of nuclear waste employees, a large number of people in Allerdale Borough

• West Cumbria tidal lagoon— approximately 2 miles from the site near Flimby.
In addition to the above the Lake District National Park is just 4.5 miles to the East and is now listed as a World Heritage Site according to UNESCO.

The site has the benefit of outline planning permission with the erection of 64 dwellings with all matters reserved. This was originally granted by way of planning reference 2/2014/0868 by Allerdale Borough Council on 2nd June 2016.
The illustrative layout shows 25 x 4-bedroom detached houses, 24 x 3-bedroom detached houses and 15 x 3-bedroom Mews houses. Please note this is purely indicative.

Section 106 Agreement/Obligations
The Section 106 agreement has been utilised to secure that 25% of dwellings upon site will be affordable and that not more than 50% of the full market value units should be disposed of or occupied until the affordable units have been constructed and made ready for occupation. It is proposed that 25% of the affordable units will be required to be provided as either intermediate affordable housing units or discount sale units and 75% shall be social rented units. There appear to be no more contributions.

The 30 mph zone may need extending and additional street lighting may be needed.
