The site comprises an undeveloped area of land with the main A595 road forming its western boundary. Land belonging to the Church of the Holy Spirit and Distington Community School are adjacent. The south of the site is bounded by existing residential development.

Planning permission for residential development was granted by Copeland Borough Council under reference number 4/03/0245. Approval of Reserved Matters was granted on 7th February 2008, reference number 4/07/2749/0. Under this permission there is no requirement for affordable housing. A letter confirming a material start of the development was issued by Copeland Borough Council on 14th May 2010.
